Understanding Foreclosures and Short Sales - For Both Buyers and Sellers


Selling a home in a declining marketplace can be tough.  But what can you do when you owe more than your home is worth and you cannot make your payments, or you just need to sell?  What are the resources and laws?  What are your options?  Should you do a short sale?  What impact will a foreclosure have upon your credit?  These questions and more will be answered in this class.  Buying real estate in a marketplace where almost half of the transactions are classified as distressed sales means you need to know how these property sales are affected.  It isn’t as simple as writing a purchase agreement and going to a closing.  By understanding what both buyers and sellers are facing, you will get the whole picture and have the understanding and empathy for a successful real estate transaction.

THINGS YOU SHOULD KNOW:

  • Register Early…Prompt registration helps avoid disappointment when classes fill quickly.  It also helps avoid the disappointment of canceling a class due to low enrollment; only to find that last minute registrations would have filled it.  Decisions on class cancellations are made approximately one week prior to the classes start date.  Finally, instructors cannot accept students who have not registered prior to class.

  • Remember – we only accept VISA, MasterCard and Discover Card for credit card registrations.  If you should have difficulty when registering and the credit card is not accepted, double check your mailing and billing address, making sure they are accurate and complete.  If you have included an email address, make sure everything is formatted correctly.  Do not continue to retry the same credit card number unless you have made changes, this could result in your bank putting aside that continued dollar amount in a pending mode for a few days. 

  • Participants are enrolled in a class upon receipt of registration and payment.  We do not mail out confirmations.  Assume you are in the class unless you hear from us.

  • If a class is filled, participants will be automatically placed on a waitlist when registering online.  Waitlist means the class is full and if an opening becomes available, participants will be contacted.  Do not show up to any class in which you are on the waitlist.

  • Customer initiated cancellations received within 5 or more business days prior to the start of the class will qualify for a refund minus a non-refundable $10 processing fee.  Cancellations made less than 5 business days prior to the start date of activity/class will not be eligible for a refund.  Please remember if you are unable to attend a class, you may send someone in your place. 

  • Community Education reserves the right to cancel any activity/class that does not meet minimum enrollment.  You will be contacted and complete refunds will be given when this occurs.

  • Unless otherwise stated, participants must be at least 16 years of age to participate in our program.
